Our marketing strategy is designed to attract buyers to our total inventory of homes. It is a rare occurrence that a specific property advertisement produces a buyer for that property. More often, buyers are attracted to larger inventories of property, and often the property they desire is in that inventory. Buyers want choices and by displaying a variety of homes, we increase the probability of procuring a buyer for a property listed with our firm.
Multiple Listing Service
Within 72 hours of your property being listed for sale it will be entered in the Amarillo Association of Realtors’ Multiple Listing Service database. Over 600 Amarillo Realtors will have access to information on your property.
Call Coordinator System
From the moment your property is processed in our office, all telephone inquiries about your property, whether from a prospect or another agent, are handled professionally by our Call Coordinator System from 9:00 AM to 6:00 PM, Monday through Friday. Unlike many offices that rely on “assigned” agents to answer phone calls, our full-time Call Coordinator insures consistency of service and promotion of our entire inventory. Clients often express their appreciation for our Call Coordinator System, not to mention other Realtors in our market who say this system makes our inventory of homes easier to show.
For Sale Sign
Shortly after your property is listed for sale, our nationally recognized For Sale sign will be placed on your property. Over 85% of unattached prospect calls received in our office are a result of the prospect calling from our For Sale sign.
Internet Web Sites
According to the 2010 National Association of Realtors Profile of Home Buyers and Sellers, 81% of home buyers rated the internet as “very useful” in their research of possible homes to purchase. Therefore, much of our marketing strategy is tied to the internet. Multiple photos and a description of your property will be displayed on multiple web sites, including cbamarillo.com, realtor.com, homesandland.com, amarillorealtors.org, and homes.amarillo.com. Our most popular web site is cbamarillo.com, averaging over 3,500 unique users from 8,000+ visits and over 22,000 page views per month, because it is the most consumer friendly real estate site in the Amarillo market. Additionally, all of our listed properties are included on realtor.com’s Showcase Listing Program. Realtor.com is the most visited real estate web site on the internet. 100% of our listings have multiple photographs and/or virtual tours. Professional photography is used for all properties located within fifteen miles of the Amarillo city limits. Having your property on the internet is not enough, it must be properly displayed and on those sites that generate quality traffic.
Open Houses in Sunday Homes
Some properties are prime candidates for Open House activities. You and your agent may discuss the possibility of having an Open House. Nevertheless, your property will benefit from the promotion of numerous open houses held open each Sunday by our agents. Our Open Homes are included in a full page-color ad each Sunday in the Amarillo Globe-News with over 80,000 paid subscribers. Often, purchasers of non-opened homes are generated from open house activities. No other real estate firm in Amarillo hosts or advertises as many open houses as Coldwell Banker First Equity, Realtors.
Homes and Land Magazine
Amarillo’s largest full color print media with each issue containing our entire listing inventory. Inclusion in a particular issue may be effected by publishing deadlines and distribution dates. Homes and Land is published every four weeks.
Coldwell Banker First Equity, Realtors Internal Promotion
Immediately upon listing your property your listing agent will notify each agent within our office via voice mail that your property has been listed along with a description of the property, price, showing instructions, etc. Additionally, each agent will be provided a full written description of your property at the time it is entered in MLS. Our agents and their individual networks are our greatest source of buyers for listed properties. Year-in year-out, 70% of our buyers are repeat and referred clients of our agents.

Our national advertising campaign reaches literally millions of people each year. Obviously, these ads are not marketing specific properties, but they predispose purchasers to consider Coldwell Banker properties.
